Occupancy:

          1 Bedroom - No more than 2 people in total, regardless of age.

          2 Bedroom - No more than 4 people in total, regardless of age.

Application Requirements:

          Applicants must be at least 18 years old to be a leaseholder.

          The annual, combined total household income (before taxes) must be:

          1Bedroom at least $60K, 2 Bedroom at least $77K.

          Applicants must have at least a 700 credit score, and a clear rental and   

          employment history. 
Please note: A Guarantor must meet the requirements of $100k annual income and an 800 credit score. A Guarantor is included in the occupancy count, regardless if living in the apartment. The acceptance of a Guarantor is at the sole discretion of the Landlord, and is not an automatic approval.

Application:

 $75.00 Application Fee (per applicant 18 years of age and older, non-refundable). Everyone 18 years and older must apply.

The primary applicant will list all other adult occupants (or guarantor) and their email addresses during the online application.  Each person listed will receive an email invitation to apply.

Due Upon Approval: 

All monies owed for move in are due in full, upon receiving the approval email. The Administration Fee (non-refundable) is $200.00.

 

Please Provide at Time of Online Application:

1. Application Fee (non-refundable) will be paid online and is required to complete the application process. The primary applicant can pay the fee for additional applicants, if so desired.

2. Two valid forms of ID (Driver’s License, Social Security Card, Passport, State or Federal photo ID) must be uploaded during application.

3. Two most recent paystubs/proof of income must be uploaded during application. (Self-employed persons may provide last year’s tax forms and most recent quarterly statement. Newly employed persons may provide the original offer letter on company letterhead stating hire date and salary).

4. If applicable, a pet photo, and a recent Vet statement must be uploaded during application. Only dogs & cats are permitted.  Review the weight limit and restricted breed list below.  No more than 2 pets per apartment.

 

Pet Charges & Policy:

 $300.00 Pet Fee  (one time fee, non-refundable)

 $60.00 Dog Rent  &  $35.00 Cat Rent
Only cats & dogs are permitted. (per month/per pet, no more than 2 pets per apartment)

Failure to disclose pets may result  in a cancelled lease approval. Weight limit for dogs is 60lbs as provided by the AKC. The following dog breeds, including any mix of these breeds, are prohibited: Akita, American Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, and Wolf. Exotic pet breeds must be approved by the office.​

 

The Crossings at Union is a non-smoking community.

What Utilities do I pay?

Residents are responsible for electric (PSEG) and gas (Elizabethtown Gas).

How much is the security deposit?

The Security Deposit is equal to 1 1/2 month rent.

Each apartment has radiant heat.  Tenants may install window AC units. There may be an additional charge for safety brackets (inquire at the office).

What about parking?
Answer:    

Convenient street parking is available. Off street & private street parking is available to residents only. Parking is free and unassigned. Reserved Parking may be available and is $50.00 per month.

What about storage and covered or additional parking?
Answer:    

Detached parking garages (enclosed) are available to rent for a $150.00 monthly charge. They measure 14' x 22', approximately.

Are there Laundry Facilities?
Answer:    

Yes.  The community has 1 community laundry facility. Only select premiere apartments offer in home laundry centers.

Are there Dishwashers and Microwaves in the apartments?
Answer:    

Only select apartments offer dishwashers and over the range microwaves.

When is the rent due?
Answer:    

Rent is due on or before the 1st day of each month.  Payment received after the 5th day of the month is considered late and a $125.00 Late Fee will be charged.

Do you send me a rent bill every month?

Answer:     

Rent bills and receipts are not sent to residents.  Transaction information may be accessed via the Residents Portal.  Rent is expected on or before the 1st day of each month.  Please refer to the above question on "rent due date".

What about Maintenance?

Answer:    

Your only responsibility is to change light bulbs and maintain the apartment. Our usual turn around is same day or next day, depending on the time of year. Tenants complete the form on the Residents tab of this site for maintenance requests.  We offer 24/7 Emergency Maintenance, (emergencies only), with a 1 hour response time.
